Building Completion Report
A Building Completion Report is a post construction inspection which identifies any and all defects, incomplete work and/or poor or substandard finishes. Completion Inspections are carried out for newly completed homes, buildings or additions to a building. The report endeavors to identify if the builder may be responsible for any specified defects and a report is given reporting on the property which recommends if there are any completion and/or rectification works that need to be undertaken.
Common defects which are usually found include items such as paint overruns, scratches to glass, damage to aluminum window frames, walls built out of plumb beyond normal tolerances, bulging plasterboard, defective cavity and sill flashing details, defects to cabinetry and many more.
Why is a Building Completion Report Important?
A building completion report is vital to have done as this will help ensure there are no minor or major defects at the property, and if any are found then they can be relayed to your builder to fix.
It is very common to have a Building Completion Report undertaken after completion of the building works and prior to the expiry of the standard builders warranty liability period (usually 13 weeks from the date of practical completion). EBC highly recommend having this inspection undertaken before taking possession of the property that way scratches and/or broken items cannot be refuted as wear and tear.
