Why is a Building Completion & Defects Report Important?
A Building Completion & Defects Report is a post construction inspection which identifies any and all defects, incomplete work and/or poor or sub standard finish. Completion & Defects Inspections are mostly carried out for newly completed homes, buildings or additions to the building. The report endeavors to identify if the builder may be responsible for any specified defects and a report is given to the building which recommends that completion and/or rectification works are to be undertaken.
Common defects which are usually found include items such as paint overruns, scratches to glass, damage to aluminum window frames, walls built out of plumb beyond normal tolerances, bulging plasterboard, defective cavity and sill flashing details, defects to cabinetry and many more.
It is very common to have a Building Completion & Defects Report undertaken after completion of the building works and prior to the expiry of the standard builders warranty liability period (usually 13 weeks from the date of practical completion). EBC highly recommends having this inspection undertaken before taking possession of the property that way scratches and or broken items cannot be refuted as wear and tear.
