Why do I need a Pre-Purchase Building Report?

Have you ever purchased anything over $100,000.00 without doing an inspection?? Obviously not, well most properties are well over $100k in today’s market, hence and you need to seriously consider getting a building inspection complete prior to committing to a property and placing a deposit, as many problems may be exposed during an inspection.

This is a visual inspection only which includes a written report of all the accessible areas stating the condition of the building. Examples would be the Roof space, Structural Observed defects, any items that might require maintenance or repairs, Sub-Flooring, any other structures around the property and mainly anything that is a major concern or a Safety issue.

A pre-purchase building report can also help you negotiate the property price, as if there are any problems found during the inspection, which usually the owner does not have a clue about, then this will allow you to negotiate a possibly lower purchase price due to the defects found.

Apart from the above mentioned, there are other items which are also included in the building inspection report, such as a general description of the building and information on repair costs if defects are found and required by the owner.

It is highly recommended that this report be combined with a pest inspection.
